Tender win: temporary student housing with lasting impact

Eindhoven University of Technology has selected the team of TheNewMakers, VenhoevenCS architecture+urbanism, Campolis, Soontiëns Stadsnatuur and AKOR to realise The Common Grounds: a new campus neighbourhood with 777 modular student homes.
The brief called for temporary student housing for a period of 15 years. Together, we’re responding with a neighbourhood designed for lasting quality. While the modular timber homes are designed to be dismantled, relocated and reused after their time on campus, the nature-inclusive landscape is conceived as a permanent addition to the TU/e campus, creating lasting ecological and social value from day one.
The Common Grounds demonstrates that temporary housing can offer all the qualities of a thriving campus neighbourhood: a strong sense of community supported by generous shared spaces and facilities; a car-free environment that prioritises walking and cycling; a rich, biodiverse landscape; and 100% timber construction using TheNewMakers’ modular building system. Combining industrialised construction with circular design principles, the project delivers high-quality student housing at speed, with the first residents expected to move in during summer 2027.
